## Challenge

City housing forces trade-offs between space and location, privacy and community. Managed residences offer convenience but little control, and rising costs mean many people pay more for less.

## What they built

A managed residence model built around four zones: a private apartment, a small cluster of neighbours sharing guest rooms or laundry, building-wide spaces such as gardens and coworking, and public-facing areas that connect to the neighbourhood. Services scale with residents' needs.

## Impact

Residents could adapt their home as life changes and stay longer. For VINCI, the model promises stronger tenant retention and new revenue from public-facing areas.

## Full project text

A managed residence model that blends privacy, flexibility, and community. It feels like home: designed around real residents’ needs, it offers fully private apartments, access to shared spaces like gardens and guest rooms, and adaptable services that evolve with your life.

### Challenge

Urban housing is full of painful trade-offs…

You have to choose between space and location, privacy and community, freedom and stability…

Today’s managed residences offer convenience, but limit control. They leave people stuck in homes they can’t shape - designed for categories, not individuals.
Meanwhile, rising costs and shrinking space mean that many people are paying more - for less - while dreaming of a home they can never afford, in a city they can’t leave.

In a time of increasing urban density, housing crisis, and social isolation, we urgently need flexible, inclusive living built for real lives.

### Solution

Bonjour Living is a new kind of managed housing designed to adapt to real life, not box it in. It’s built around four zones: a fully private apartment; a small cluster of neighbors sharing occasional-use amenities like guest rooms or laundry; building-wide spaces such as gardens, workshops, or coworking that add value and flexibility; and public-facing areas that connect to the neighborhood, creating vibrancy and helping offset costs. Services scale with your needs—whether you’re a remote worker, a young family, or aging in place. Bonjour Living offers more freedom, more value, and real belonging—for the price of a typical city apartment.

### Impact

Bonjour Living offers the residents flexibility, comfort, and community compared to today’s managed housing. It adapts to changing life needs, making it possible to stay longer and live better. This model provides VINCI not only stronger tenant retention, but also new revenue streams as public-facing areas generate additional income while building ties with the neighborhood.
